Charges for pre-application planning advice

Pre-application enquiries and meetings, charges will apply as follows and are inclusive of VAT@ 20%:

Notes:

Categories 1-3 will include an independent site visit* by the case officer, followed up by one in-person meeting at our offices or virtually. (Please advise of any access restrictions.)
Any verbal advice will be followed up with a formal written response.
Any follow-up advice or meetings will be subject to an additional cost to be agreed with the applicant.

  1. Significant Major development proposals include:
    • 50 or more dwellings (for outline applications a site area of more than 1 hectare will be applied)
    • 2000 sq m or more of commercial floorspace
    • 10 or more wind turbines
  2. Major development proposals include:
    • 10 or more dwellings
    • Offices/Research/Business and Light Industry between 1000 – 2000 sq m, or over 1 hectare
    • Heavy Industry/Manufacturing/Storage and Warehousing between 1000 – 2000 sq m or over 1 hectare
    • Retail distribution and servicing over 1000 sq m or over 1 hectare
    • All other major developments
  3. Minor development proposals include:
    • Less than 10 dwellings
    • Offices/Research/Business and Light Industry up to 1000 sq m or less than 1 hectare
    • Heavy Industry/Manufacturing/Storage and Warehousing up to 1000 sq m or less than 1 hectare
    • Changes of use, including farm buildings
    • Retail distribution and servicing up to 1000 sq m or less than 1 hectare
    • All other minor developments
  4. Householder Proposal
    (Does not include Listed properties – see Other Development)
    • The Case Officer will carry out a desktop study of the site and provide written advice only.
  5. Householder Proposal with a Site Visit*
    (Does not include Listed properties – see Other Development)
    • The Case Officer will carry out an independent visit to carry out an assessment of the site and surroundings (please advise of any access restrictions).
    • The Case Officer will contact the applicant if necessary to verbally discuss the scheme
    • A formal written response will be provided
  6. Other Development proposals include
    • Adverts
    • Proposals for Planning permission that affect a Listed Building (including domestic properties)
    • All other developments not included above
  7. Other Development proposals with a Site Visit*
    • The Case Officer will carry out an independent visit to carry out an assessment of the site and surroundings (please advise of any access restrictions)
    • The Case Officer will contact the applicant if necessary to verbally discuss the scheme
    • A formal written response will be provided.

There is no charge for advice given in respect of proposals leading to a Listed Building Consent application only, however you will still need to submit a pre- application enquiry form along with all the required and relevant information (see pre- application enquiry form).

*Site Visits:
Please note that if selecting the pre-application service with a site visit, the purpose is to assess the site and surroundings and may be carried out without prior warning. Please advise us if the site cannot be seen from a public road, footpath or bridleway or other public land and if there are any access restrictions which would require the visit to be carried out by prior arrangement.
